Open House Precautions

There are precautions you should take when you open your house up:

  • Notify a friend, neighbor or family member that you are holding an open house and give the date and time
    that you will be holding the open house.
  • Keep your keys and cell phone on your person at all times.
  • Hide valuables and medications.
  • Put away personal pictures and make your home as impersonal as possible.  If someone is stalking you,
    they don’t need to know that you have children.
  • Protect your personal identity.  Put away all financial papers that contain personal information, such as
    credit information.
  • If you have a computer or laptop, it should be locked so no one can gain access.
  • Have more than one person on the premises.  There is safety in numbers.  
  • Have a person at the front and back doors so you can tell when people are leaving and coming, and
    whether they have anything on them.  
  • Determine "escape" routes from each level of the house.  Make sure all deadbolt locks are unlocked to
    facilitate a faster exit.
  • Make sure if you were to exit by the back door, that you could exit from the backyard. Frequently, high
    fences surround yards that contain swimming pools or hot tubs.
  • When prospects begin to arrive, jot down their car description, license number and physical description.
  • Politely ask for identification and request them to sign your guest register with their name, address,
    phone number and email address.
  • While showing the house, always walk behind the prospect. Direct them, don't lead them. Say, for
    example, "the kitchen is on your left," and gesture for them to go ahead of you.  Stay near the doorway.
  • Don’t let visitors go through your home alone.  Accompany them from room to room.
  • Watch what the prospects are doing at all times.
  • Watch for “red flags”, such as if someone comes in with a huge handbag or a huge coat and it is not that
    cool outside.  Be wary if they ask for personal information.
  • If you feel uneasy to let the buyer into your home, get the person’s name and phone number.  Tell the
    unescorted buyer to call a REALTOR® for an appointment.
