Real estate is an expensive career to undertake. REALTORS® are independent contractors. That means they
must pay for everything themselves: insurance, dues, gas, office space, signs, brochure boxes and
photographs/virtual tours of homes/properties.
It also costs about $2,000 for classes to become a REALTOR® and $1,000 annually for dues, insurance, license
and continuing education. Maintaining the best service for clients also means investing in the latest trappings of
instant-access technology (cellular phones, etc.)
How can REALTORS® justify their commission? Everyone knows that the listing agent does not get to keep the
entire commission. A share goes to the listing agent, a share to the selling agent and a share goes to the real
estate broker. It is estimated that a REALTOR® would have to sell eight to ten $100,000 homes to earn $15,000
– before taxes and expenses.
Nothing in real estate is complete until the closing. A REALTOR® may spend several months trying to sell a
home/property. But for whatever reason – lack of curb appeal, outdated interior design or bad location – the
home/property may not sell. Every seller wants his/her home/property to sell immediately, but this isn’t always
realistic; some homes/properties just take longer to sell than others. In the meantime, expenses for the
REALTOR® grow and grow.
Occasionally, an anxious seller will switch to another real estate company, leaving the original REALTOR® with
nothing to show for all the time and money spent marketing, showing and advertising the home/property.
So, are REALTOS® worth their fees? When a REALTOR® guides the seller and buyer through one of the most
emotionally charged transactions of their lives to a successful closing, yes, REALTORS® have well earned their
commission.
